Ensuring Fire Safety Compliance from the Ground Up

Comprehensive Fire Strategy Services

At Eyton Solutions, we understand that a well-planned fire strategy is a key component in ensuring any building has the right capabilities and equipment to achieve the fire safety goal from design concept to demolition (cradle to grave). In light of recent tragedies, it’s become evident that even buildings that comply with the latest Building Regulations can still have serious fire safety flaws due to a lack of planning, competence, and thorough checks- even at the design stage.

Fire strategies often get overlooked during the development phase, leading to unforeseen fire safety problems, inflated remedial costs, and sub-standard alternatives. We are here to ensure that doesn’t happen. Our team of competent fire safety consultants will work with your design & project teams to conduct your fire strategy, benchmarking them against B1-B5 of Approved Document B (Building Regulations) and best practices to ensure optimal safety throughout your building’s lifespan.

Fire strategies are often a key component of establishing risk during fire assessments by risk assessors. A strategy, when in place, would inform an assessor of how the building should behave in a fire, allowing them to better understand and quantify the levels of risk and make any subsequent fire assessments more effective both from a compliance and cost perspective.

Subsequently, having a strategy in place before your fire assessments and door inspections take place is good practice.

Our Services

Building Fire Strategies

We can work with you on existing (change of use, for example) and new buildings to pull together all compliance documentation, test evidence and other applicable data to determine what the correct fire strategy for the building should be and whether it can be met.

We will carefully consider the elements of B1 to B5 of the Building Regulations to ensure that compliance with each of these areas can be demonstrated and, where necessary, work with you to meet local building control requirements. Our strategies will also cover the key components of Regulation 38 of the Building Regulation requirements.

Retrospective Strategies

Already have a functioning building missing a fire strategy? We can utilise any historical documents you provide us with a retrospective fire strategy that would meet the current Regulations. This has the advantage of detecting incorrect building layouts/room usage.

FAQs

A fire strategy review is a comprehensive examination of a building’s fire safety strategy. This includes assessing the adequacy of escape routes, passive and active fire controls, fire stop and electrical installation requirements, among other factors, against industry standards and legislation.
A fire strategy review is crucial to ensure that a building’s fire safety measures adequately support its chosen evacuation strategy. It helps identify any potential weaknesses in the strategy, ensuring compliance with regulations and best practices, ultimately protecting lives and property.
Our fire strategy reviews are conducted by senior level 4 qualified fire safety consultants. Their extensive expertise and experience ensure a thorough, insightful, and quality review.
Our review process involves a detailed examination of your fire strategy using any scale drawings of your premises that you provide. We assess various elements including escape routes, passive and active fire controls, fire stop and electrical installation requirements, checking their support for the chosen evacuation strategy and standards.
A correct fire strategy can save time, money, and most importantly, lives. It ensures that your building is equipped to handle emergencies effectively, minimizing risk to occupants and property, and helps avoid penalties from non-compliance with fire safety regulations.
Both look at similar items to ensure the safety of the building but with differing objectives. A fire risk assessor will enter a room and will assess that room for its hazards and associated risks to achieve optimal reasonable risk levels, including people and means of escape features.

A fire strategist would enter the same room to determine if that room was in a suitable location within the building, constructed by its linings and structure per test evidence/manufacturer installation instruction (where available) to meet the strategic fire safety objectives.

For example, a fire assessor would enter a roof space and observe compartmentation to determine if it would function in its condition as originally intended to protect life. In contrast, a fire strategist would consider the positioning and location of the same compartmentation to determine if the objectives of fire safety against the original building design intent or evacuation strategy would be met.
The duration of a fire strategy review can vary depending on the complexity and size of the building. Typically, it can take anywhere from 2 days to 2 weeks. For more complex buildings or larger premises, it may take up to 7 working days to produce a comprehensive fire strategy. Regular reviews should occur annually, or more frequently if significant changes are made to the building or its use.
